What is exclusive buyer agency — and why does it matter?

When you hire a real estate agent, the type of representation you receive depends entirely on the agreement you sign. Exclusive buyer agency means the agent and brokerage represent only buyers — never sellers. This is different from a traditional agent who may work with both buyers and sellers simultaneously, and different from a "buyer's agent" at a dual-agency firm, where potential conflicts of interest can arise even when the agent is legally representing you.

An exclusive buyer's agent has one job: to get you the best possible outcome as a buyer. That means advising you to offer less when the market supports it, flagging problems with a property that a seller's agent has every incentive to minimize, and negotiating repairs and concessions in your favor. Because the firm takes no listings, there is no pressure — subtle or otherwise — to steer you toward a house the office also represents.

Why local lender knowledge makes a real difference

Getting pre-approved for a mortgage is not a commodity experience, even though many buyers treat it like one. Choosing a lender who knows your specific market — the appraisers, the title companies, the quirks of local contracts — can determine whether your offer closes on time, or at all.

A local lender already has relationships with the settlement attorneys and title companies common in your area. They understand regional transfer taxes, specific addenda required in your state, and they have a track record with local listing agents. Sellers and their agents look closely at the pre-approval letter attached to an offer. A letter from a lender they recognize and trust carries more weight than one from an out-of-state internet bank they have never heard of.

Local lenders are also reachable when it counts. When you are three days from closing and an underwriter has a question, being able to call your loan officer directly — and have them pick up — is not a small thing.
