What is an exclusive buyer agent?

An exclusive buyer agent works at a brokerage that never takes listings, so every agent in the firm represents buyers, and only buyers, in every transaction. Here's why that changes everything about buying a home.

Representation without divided loyalty

Most brokerages represent sellers and buyers at the same time. Their agents may be personally helpful, but the firm profits from both sides of the table, and when your agent’s company also works for sellers, your interests can never be the only ones in the room.

HomeBuyer Brokerage is different by design. We are an exclusive buyer brokerage: no listings, no dual agency, no designated agency, ever. Our agents owe their fiduciary duty to one party in the transaction: you. That means honest opinions about condition and price, negotiation that only serves your side, and advice with no listing to protect.

Why "no dual agency" matters

Dual agency is when one brokerage, sometimes one agent, represents both the seller and the buyer in the same transaction. It is legal in much of the region with disclosure, but disclosure doesn’t remove the conflict: nobody can fully advocate for opposite sides of the same negotiation.

Because we never take listings, dual agency is structurally impossible here. You never have to wonder whose side we’re on.

How exclusive buyer agents get paid

Our compensation works the way buyer-agent compensation works everywhere: it is agreed in writing before we begin, and in most transactions it is paid from the transaction itself, often offered by the seller or listing brokerage, always disclosed and always negotiable. What’s different is who the payment buys loyalty to: with an exclusive buyer agent, it never creates a conflict with a listing side, because there isn’t one.

What is an exclusive buyer agent?

An exclusive buyer agent is a licensed real estate agent who works for a brokerage that represents home buyers only and never takes listings. Because the firm never works for sellers, the agent can give undivided loyalty, honest advice, and full negotiation advocacy to the buyer alone.

How is that different from a regular buyer’s agent?

A traditional buyer’s agent may personally work with buyers, but their brokerage also represents sellers, and can end up on both sides of the same transaction. At an exclusive buyer brokerage, that conflict cannot happen: no agent in the firm ever represents a seller.

What is dual agency, and should I avoid it?

Dual agency means one brokerage (or one agent) represents both the buyer and the seller in the same sale. Even with disclosure, neither side gets full advocacy. Because HomeBuyer Brokerage never takes listings, dual agency is impossible in any transaction with us.

How do exclusive buyer agents get paid?

Yes. We can show and represent you on any property: MLS listings from any brokerage, new construction, and for-sale-by-owner homes, across Washington D.C., Maryland, and Virginia.

Do you ever represent sellers?

Never. HomeBuyer Brokerage takes no listings and represents no sellers. That is the entire point of an exclusive buyer brokerage, and it is a structural guarantee, not a policy that can bend transaction by transaction.
